There are various stypes of land surveys which are done to ensure that you have the right boundary lines. You will be given some legal documents to attest to the fact that the property lines are right. Usually, land surveys are done when there are disputes about property boundaries and when owners are going to build or expand their house or building. Land surveyors will need time to properly measure your land and document it. It is going to be a very tedious process on the part of the surveyor but then it will be worth it because you will have the proper documentation for your land. Here are the steps on how a land survey is conducted.

First, it is best if you search for any records concerning the property we will be dealing with. This includes title certificates, deeds and other legal documents you can have. What the surveyor will do is to research concerning past official records like surveys, estimates and others which may hold influence on this current survey. It can be challenging to survey a land especially when it has recently been subdivided. This can be quite challenging especially if no proper survey was conducted or it was not recorded properly. Second, the measurement of the land will then be surveyed. Your surveyor will then measure the land using several equipments. The measurements may be taken using a transit and tape measure, or it can be taken using electronic equipments. Today, they can also use GPS for surveying if there is strong signal for GPS in the area. They measure the land several times to ensure that there is no mistake. Number three, these measurements will then be the legal boundaries of your property. They will transcribe into a legal document the measurement of the land as indicated by the land surveyor. The document will have the exact measurements and coordinates of the property. This is more commonly known as a land certificate. A reference number will be assigned to your property for future use.

These are the basic land surveying steps that you should be familiar with. Land surveyors are well trained to ensure that your property lines are correct. Having a property which was not properly surveyed will certainly entail some legal implications.
